About Dubai Hills

A residential area with a calm atmosphere and developed infrastructure facilities is localized in MBR City. The developer Emaar Properties managed to combine environmental friendliness with luxury in the project – the area is rich in places for entertainment and a choice of apartments. Its total area is 11 square kilometers. At the same time, the district consists of several clusters: the western part is represented by luxury villas with golf courses, and the eastern part is represented by microdistricts of villas and townhouses with denser buildings (Maple and Sidra). 

An extensive public park and a large shopping center are surrounded by multi-apartment residential complexes of medium height. Another group of residential complexes with apartments is being built between the education cluster and the golf club. In total, 5,000 villas and 22,000 residential properties with different layouts will be built.

Now the main part of the buildings and the internal road network have been erected. Also, most of the low-rise buildings and half of the multi-apartment residential complexes are already ready. In the future, the developer plans to build a state hospital, hotels, shopping areas and additional landscaping.


Mall shopping center

The main attraction of the district is the Mall shopping center, where many tourists constantly come. It is also a favorite place of the locals. Its area reaches 143 thousand square meters. The two-level complex has been operating since February last year. There are many retail outlets, restaurants, a hypermarket.

Another attraction is the 18-hole golf course. Its area reaches 1.2 million square meters. The field is equipped with personal infrastructure and it offers a beautiful view of the Burj Khalifa. A few years ago, this facility was recognized as the best in the world.

Since the community is focused on a healthy lifestyle, there are 45 routes for running, cycling. Sports grounds and gyms are also presented.

Disadvantages that an investor needs to familiarize himself with

Today it is impossible to say with certainty that the project is flawless. Before buying a home in this area, you need to know about the disadvantages:

  1. The construction of the district has not been fully completed, so construction work continues in some places. Of course, the developer took care of this nuance: heavy equipment is located far from populated objects. But it’s still worth exploring the area before buying. According to the initial plan, the final of the project falls on November 2024.
  2. Poorly developed public transport system – there is almost no one here. It takes 40 to 50 minutes by bus to get to the metro station. At the same time, the latter goes only from the nearby Al-Barsha district. Transport connection will appear soon, but for now you can only use a taxi, a private car.

Advantages of the location

If we take into account automobile accessibility, the localization of the area is more than successful. The territory is bordered by highways E44, E311, E66. Due to its proximity to the main road branches, residents of the community can easily get to Abu Dhabi, Al Ain, Sharjah, Northern Emirates. You can get to the Mall in 13 minutes, to Palm Jumeirah, Dubai Marina – in 15, to the international airport – in 18.

Prices and investment opportunities

Dubai Hills is among the top five Dubai neighborhoods where villas are bought. Here the ROI is 6.8% – for three–bedroom apartments, 6% – for four-bedroom houses.

One– and two-bedroom properties are less popular compared to other areas, but they will also be able to provide investors with a high ROI – up to 7.5%.

Therefore, real estate in this area is of increased interest to large and small families, as well as single people who like a quiet life in sparsely populated areas.

The cost of apartments in Dubai Hills depends on the area:

  1. Studios – minimum 680,000 dirhams.
  2. One–room apartments – 900,000 dirhams.
  3. Three–bedroom townhouses – from 3,225,000 dirhams.
  4. Villas with three rooms near the golf club – 5,400,000 dirhams.

Due to the lower check for the purchase or rental of residential properties, as well as the proximity to famous tourist locations, developed social infrastructure, a large selection of real estate and premium entertainment, Dubai Hills is considered an interesting investment destination.
